Sellers Paused, Buyers Backed Off: The October 2026 Wholesale Window

November 04, 2026•2 min read

Hey my friend.

Realtor.com just dropped the October 2026 housing report, and the headline is loud: buyers hit pause, sellers froze with them, and inventory kept climbing anyway.

Active listings jumped 7.4% year over year to about 1.18 million homes for sale. Pending sales plunged 10.5%, the steepest annual drop since October 2023. Fresh contract signings fell 17%. Thirty year mortgage rates averaged 7.33% in October, which is why retail buyers lost real purchasing power. About 20.5% of active listings took a price cut, the highest October share since 2022, while new listings dropped 7.5% year over year. Sellers are not panicking. They are pausing. Jake Krimmel at Realtor.com called it a seller pause, not an exodus.

What this means for wholesalers

Retail competition is thinner. Homes are sitting longer. Price cut pressure is real in plenty of metros. That is a window for cash certainty, speed, and sellers who listed into soft demand and now feel the wait. Your buyer list matters more than ever because flip margins tighten when rates stay elevated, so landlord and hold buyers win more of these deals.

What to do now

1. Pull every aged listing and every seller who already cut price once. Open with empathy, then lead with a clean close timeline.

2. Underwrite tighter. Build offers around today's exit, not last spring's comps.

3. Keep follow up on rails inside REI Pulse CRM so no motivated seller goes cold while the market is this soft.
